LOCALIZATION OF THE INTERVENTION
The project under exam interests a total surface of about 20.099 mq and is finalized, through the planning of the whole area, to the settlement of various types of housing wich are majorly residenzial, with volumes of 24.119 mc, complementary to the adjacent Plan of Zone M – minor zone M2 (private service facilities) of the P.R.G. regarding the settlement of the International Plant Genetic Resources Institute (I.P.G.R.I.).
The area to be urbanized is situated close to the Maccarese train station on the Roman line – Civitavecchia and is limited towards north-east by Via Tre Denari and towards the south by Via Castel San Giorgio.
Inside the perimeter of the plan we find the private lots bound for residential edification (non residential volume of 4.824 mc) and the pubblic lots finalized to satisfy certain standards: pubblic parking of 9.341 mq, pubblic green areas and general services (lot 9.994 mq).
The provided pubblic spaces of the Plan help guarantee and assure pubblic structures and facilities and also contributes to enrich the quality of the whole environment and the quality of the urban decor of landscape and sorroundings.
The Lotization Area Plan has been assembled in respect of the existing P.R.G. which has been inherited from the Roman Municipality for the part regarding the “ex XIV Circoscrizione”, that anticipates for the area the urbanistic destination named “F Zone”, minor zone “F1” : urbanistic renovation.
Therefore in this area interventions of urbanistic tenovation are permitted and are considered as a way to indue the whole area with pubblic services and facilities.
